I just learned that if you purchase qualifing windows or doors you can get a tax credit up to $1500. So if it was in your plan to buy new windows or doors this may be the time. You can google "energy effiecient door for tax credit", Many different companies come up so you can use anyone you want.

2009 - 2010 Energy Tax Credit - 30% of the amount paid for qualifying products up to $1,500.*

Obama Plan ............... New Loan Modification Program

The Homeowner Affordability & Stability plan was released by the Obama administration on Wed March 4th.  There were two major parts of this plan that affect the Mortgage Industry.  The first part of the plan is a modification program that Servicers will offer to borrowers with high debt-to-income ratios or who are at risk of foreclosure.  The second part of the plan is a refinance program for existing Fannie Mae or Freddie Mac loans.

While our Executive Vice President at McCue Mortgage, Kim Neilson and others are still assessing the details of the Fannie Mae/Freddie Mac plan to determine our next steps, they have summarized it to a point that would make it more understandable to rest of us, and I will sharing this in two blogs.

The first part of the plan that as I stated above is the modification program that Servicers will offer to borrowers with high debt-to-income ratios or who are at risk of foreclosure, which states that:

  • Existing mortgage must currently be a Fannie Mae or Freddie Mac loan.
  • The mortgage loan is delinquent, or is expected to go into default soon.
  • Borrowers must occupy property as primary residence
  • Borrowers must provide hardship documentation.
  • Borrowers must provide income documentation and evidence the monthly mortgage payment (housing ratio) is greater than 31%
  • If the housing ratio is more than 31%, the Servicer will modify the terms of the loan, to reduce the housing ratio to 31% by:
    1. Lowering the interest rate, but the minimum rate (floor) is 2%.  The adjusted rate will be in effect for the first 5 years following modification, and then will increase by a 1% annually until it reaches the original rate.
    2. Extending the term up to 40 years.
    3. Provide principal forbearance which will later be paid back in the form of a balloon payment that will be due upon the earliest of the following:
      • Sale of property
      • Payoff of the loan
      • Maturity of the loan.
  • Servicers will receive compensation of $1000 or $500 for each completed modification.
  • A borrower whose monthly payment is reduced by six percent or more and make on time payments will receive $1000 principal reduction for up to five years.

I will end this post by stating that while I am sharing this information about the provisions that are contained in the Homeowner Affordability & Stability plan that became effective March 4th., that it does not mean that I am in favor of this, or believe that it will help us get out of this mess that we are in, because I don't believe that. I think that this plan just like all the others before it will help very few if any, and is more smoke and mirrors then anything else.  But I have provided this information so that those of you reading this can have a better understanding of it, and help you come to your own conclusion.

I will cover the second part of the plan that I stated above "refinance program for existing Fannie Mae or Freddie Mac loans" in my next post.

Home Buyer Programs in MN

This Information is a great source for home buyers today. There is a lot out there for first time home buyers and for them to be able to qualify for loans to  purchase their new home.

Home buyer programs, Minnesota, EXIT REALTY MINNESOTAAs real estate professionals, our main purpose is to match a buyer to a home that fits their needs. With so many homes on the market  that could qualify yet the buyers aren't buying.  Why?

A colleague of mine recently asked a server at a restaurant if she was planning to buy or sell a home.  She replied with a no and he quickly asked if she knew of someone who was.  Scrolling through her mental roll-o-dex, she came up with two people in her sphere and added, "But, they are afraid to buy right now.  They are worried they won't have jobs"

During this time of economic crisis, we need to rethink our strategies on how to help our clients.  We can't work miracles and protect everyone from job loss, but we can do our jobs well and find out how we can assist them with other beneficial tools.  Please keep in mind that a reputable lender will be a great partner in discovering which program is the right one for your clients specific needs.

Minnesota has always been a leader in the real estate market and buyers can take advantage of the opportunities available in the state. The City of Minneapolis announced on January 7th, 2009 a $1.5 Million dollar grant to help neighborhoods in foreclosure.  Eligible buyers can receive a $10,000 grant towards down-payment and closing costs on the purchase of a foreclosed home.  To learn more, visit the City of Minneapolis website.

First time home buyers can take advantage of the $7500 Tax Credit through July 1, 2009.  For more information check out the FAQ's.

For those who are interested in green living and need a low interest loan, Governor Tim Pawlenty announced in Fall of 2008 $10 million for micro-energy and conservation loans.  These loans are available for owner occupants to make "green" projects become reality in their homes.

Take a look at the Minnesota Mortgage Program (MMP) .  Its loans are available throughout Minnesota and provide entry cost assistance for some borrowers. Or, examine the Community Activity Set-Aside (CASA) program which make mortgage loans available  for specific Community needs with entry cost and monthly payment assistance.  The Urban Indian Housing Program  funds mortgage loans for Native Americans with entry cost and monthly payment assistance.
